Old Redford is a new build contemporary detached dwelling in Peasmarsh near Rye. The plot is outside the local development boundary and within the AONB rural setting. The site is just under 1 acre and the plot adjoins the original 16th century farm house, where the site is separated by a mature and dense boundary of protected oak trees. The designs for the new house use the naturally steep gradient of the site to partially bury the ground floor into the bank. This design allows a tiered landscape around the building and gives the first floor bedrooms access to the higher garden tier at the rear.
The site was once part of the farm and livestock was kept on the land with historic maps showing a variety of small outbuildings. The designs take influence from this past use by utilising agricultural materials such as seamed metal, Black stained timber and fair faced brick work. The flat roof design reduces the mass on the site and emphasises the tiered sloping site, with the flat roof areas also having extensive wildflower roofs. The house will be sustainably heated and cooled through a ground source bore hole with the construction designed to be highly insulated and air tight based on Passivhaus principles. Planning permission was granted in 2018 with site work scheduled to begin in early 2019.
